Yep .. I saw that news article.
It all APPEARS to be great .. again I would advise to watch closely the particular AREA you're interested in buying into to see how THAT area is performing.
Attend a few auctions .. grab a few weekly auction results etc .. get a TRUE feel for what's on offer in the postion you're closely guarding.
It may very well tell a different story.
Don't JUST stay home and read .. get out there and SEE and TOUCH and FEEL.
Hence why I stated initially this morning .. to do nothing and wait. Why?? Because you need to take a closer look at the situation. It's kinda like testing the water a bit to see what it's REALLY doing (in the area you've determined).

Thanks for that Lisa!
I visit the place reasonabley regularly (I will be there in a few weeks time) and will be having a good look around. I will also rely on a relative who has worked in the local property conveyancing business for 40 years and handles the tranferral of title deeds in the town in question - her many years of experience with the local area will come in very handy. Yes, I intend to watch and wait, probably for quite a long while yet. Compile a watchlist of potential buys and keep a lookout for others that may become available at the right price. If prices continued to fall after I bought I might be slightly annoyed that I didn't get it for as cheap as I perhaps could of, but I wouldn't be that worried because it wouldn't be something that I was intending to sell.
But yes, patience...........

I'd be making my existing networks WORK for me. Nothing beats experience esp local experience .. so I'd definitely be clicking into that information source.
Get to KNOW the personality (for want of a better term) of the area/street in question yourself. Don't just rely on local experience .. get out there and see it for yourself. Test the opinions you're given .. coz you may very well be given different points of view. Also people like/dislike aspects of a particular area for different lifestyle reasons.

There was a marketing concept some dude was spruking a couple of years ago. I think it was called a Dutch Auction. That is, the Vendor put their property on the market at $10.00. They announced they would drop the price $1.00 each week, until sold.
Forced buyers to be alert, wot?
