Would you rent out your house?

I need to move and I wonder if I should rent out my house or just sell it?

Get someone to manage it for you and be discerning with applicants. Make sure they have good references.

Good advice.
I am sure the landlords in the above videos thought they were doing the right thing.
My place is newly renovated - all new everything.
Seems risky to trust it to strangers.

I think a lot of the damage you see like that are from 'housos'. Don't cut corners by trying to manage it yourself and make sure there are regular inspections.

there is also the prospect of the market dipping due
to interest only loan customers finishing their loan honeymoon period -
that means that if they can't afford to pay the capital + interest then
they'll have to sell.
Such periods will start this year 2018 and continue past 2022.

So - maybe it's a good time to sell now -
save the money and then buy when the market dips?
In the meantime just rent for 6 months?

It's all very confusing.

If you decide to rent it out, I emphatically agree with Black Orchid's advice.

Additionally, DO NOT EVER engage Nelson Alexander to manage your property.

I rent out my primary residence and a couple of others. It is always a concern that they will trash it.

The key things we do that help:
1. I pay for a local agent... they take a % but unles you ar there to check on what is going on you need it
2. I make sure i personally review the references and not take the agents word for it... demand proof of income, previous rental references
3. if you have doubts ... don't rent to them... full stop, tell agent to find another
4. make sure the check in report is very detailed, ensure you get it all fixed using their bond if it needs work after they leave
5. if you have concerns you can take out insurance... rental and damage

Good luck... think about it, if you house doesn't have a residence, the local drug fucked mutants will squat there so the bet security you can have is to rent it out plus the rent will help pay the bills.

Life is full if risks, you can mitigate this one... but you never know

I can only speak for what I know and have seen for myself. They wouldn't place bad reviews on their own website, so suggest further research elsewhere.

I believe I already have a good real estate agent.
I'll check them out too.
